633.7 acres located south of Brownfield, water maps show excellent water across the entire south side of the farm, and parts of that side are naturally sub irrigated with shallow water. The soil is productive, and the farm has produced well as dryland. The electrical is ready for expansion. 350 MCM wire is run to the pivot to support additional wells, along with pre run kill wire. Brand new, never used Valley pivot system already in place and included with the land. The system runs 8 inch pipe with IWOB sprinklers on 10 foot spacing, a pressure monitoring sensor at each of its 15 towers, and tire pressure monitoring on every tire. A 10 inch mainline pod sits underground with inlets in multiple directions. A test well drilled at the center of the field hit its first stream at 20 feet. It was taken to the red bed at 380 feet, with 80 percent of the water found above 180 feet. The well was then pumped onto the ground for three weeks straight at 200 gallons per minute with no pressure loss. Future wells would likely balance cost and efficiency if drilled above the blue at 160 to 180 feet.
